HOW TO PREPARE YOUR HOME FOR SALE AND ATTRACT THE MOST BUYERS

When you take the decision to sell your home, it is important to get it looking as nice as possible to ensure any prospective buyers see nothing that might dissuade them from making that all important offer!

We have put together this list of things you can take care of to make a great impression, entice buyers and attract great offers.  Some of them may seem obvious, but we are sure there will be a few that you may have otherwise overlooked.

DECLUTTER, DEPERSONALISE AND DEEP CLEAN:

Everyone knows that your home should be as close to a blank canvass as possible when you are trying to sell. You want potential buyers to look at the beautiful features in your home without focusing so much on your items or dirt and mess. You don’t want them to see crowded cupboards and cabinets, cramped rooms full of furniture, and piles of mail on the side.

SPRUCE UP YOUR ENTRANCE:

The easiest way to make a great first impression is to take a little time to spruce up the front entryway.  It needs to be welcoming and make the buyers eager to get inside.

Ways to make your entryways as inviting as possible:

  • Give the front door a fresh lick of paint.
  • Use a sponge and soapy water to clean the mailbox
  • Place a new, yet generic, welcome mat in front of the door
  • Clean or update light fixtures  
  • Decorate with potted plants

NEUTRALIZE ANY PET ODOURS

Homeowners who have pets or smoke tend to go nose blind and cannot tell if their home is plagued with foul odours – but buyers certainly can! Unfortunately, despite what commercials for air fresheners say, you cannot simply plug something in or spray something into the air to eliminate odours.  It may be worth shampooing any carpets and most defiantly worth opening windows an hour or so before any viewings to ensure the property smells as fresh as possible.

DON’T FORGET THE GARDEN!

You work hard to keep the interior of your home clean, but you can’t forget the exterior of your home as well!  Make sure the lawn is cut, remove any weeds or trip hazards or children’s toys on pathways.  For many buyers the garden is every bit as important as the house itself so make sure it looks it’s best!
